Continuous Structural Inspection
Program (CSIP)

Ongoing Structural Safety Monitoring

Continuous Structural Inspection Program (CSIP) is an essential tool for managing structural integrity for the buildings. It helps to identify and address potential problems before they become serious issues.

Overview

CSIP is a proactive approach to managing structural integrity, as it allows for regular inspections to be carried out, ensuring that any potential problems can be identified and addressed quickly and efficiently.

Common structural threats:

Here are the most common structural threats in buildings:

  • 1. Water: Water damage can weaken structural components and lead to mold, rot, and other problems. Flooding can also cause significant damage to buildings.
  • 2. Corrosion: Corrosion can weaken steel and other metal components over time, leading to structural failure.
  • 3. Settlement: Settlement can occur in buildings constructed on unstable soil or due to changes in the moisture content of the soil. This can lead to cracks in walls and foundations, and other structural damage.
  • 4. Poor Maintenance: Buildings that are not properly maintained can be at risk of structural failure due to neglect, deterioration, or inadequate repairs.

Benefits of CSIP

CSIP provides a number of benefits, including improved safety, cost savings, and improved operational efficiency. By regularly inspecting the structure, potential problems can be identified and addressed quickly, preventing costly repairs or even catastrophic failure.

Regular inspections also allow for the identification of potential weak points in the structure, which can be addressed before they become a problem. This can help to improve operational efficiency, as well as reducing the risk of costly repairs or downtime.

Implementing CSIP

Implementing CSIP is a simple process. It requires the development of a detailed inspection plan, as well as the selection and training of personnel to carry out the inspections. It is important to ensure that the plan is comprehensive, as any gaps can result in potential problems being missed.

It is also important to ensure that the personnel carrying out the inspections are properly trained, as they need to be able to identify potential problems and take the necessary action to address them. This may require the use of specialized equipment and/or specific procedures.

Monitoring and Maintenance

Once CSIP has been implemented, it is important to ensure that it is properly monitored and maintained. This includes regular inspections, as well as the implementation of any necessary repairs or maintenance. Monitoring and maintenance are essential to ensure that the structure remains safe and operational. It is also important to take inspector’s recommendations seriously and take quick action to limit damages and risks as much as possible.

Mystery Inspector
Program (MIP)

Evaluating Community Experience Through Independent Inspections

Our Mystery Inspector Program evaluates communities through discreet inspections performed as normal visitors.

Overview

This program helps identify issues related to safety, maintenance, compliance, and user experience.

Services:

  • Anonymous inspections.
  • Mobile inspection reporting.
  • Incident tracking.

Deliverables:

  • Inspection reports.
  • Performance evaluations.
  • Improvement recommendations.

Why is this needed?

• Cities age with time, and people living there age with them.

When you see something each and every day you get used to it and you don’t see anything wrong about it, but someone who is looking at it for the first time can have a different opinion

• Visitors and residents don’t report small things, even though they are not happy with them.

It is very important to be able to measure the performance of the people taking care of the city in all aspects, to make sure everything is running smoothly and discover weaknesses and areas for improvement, as well as highlighting good practice and achievements

• To be unique, you have to take that additional step.

Excellence is, most of the times, a matter of taking that additional step towards perfection. In this case, it’s about leveling up in terms of cleanliness, maintenance, safety, looks and all other aspects of the city.

Cost Allocation
Studies

Establishing Fair and Transparent Cost Distribution Across Community Assets

PMO Consultancy provides professional Cost Allocation Studies to determine the equitable distribution of operational and maintenance costs within residential and mixed-use communities.

Large communities often contain a variety of property types, shared infrastructure, amenities, and service areas. Proper cost allocation ensures that expenses related to the operation, maintenance, and management of these assets are distributed fairly among property owners in accordance with internationally recognized methodologies and regulatory guidelines.

Our studies analyse the physical characteristics of the community, shared facilities, service requirements, and operational structures to develop a transparent and defensible cost allocation model. This helps ensure financial fairness while supporting sustainable community operations.

Overview

Large developments often consist of several interconnected projects. Program management ensures alignment between these projects and helps optimize resources, timelines, and financial performance.

Our Services Include:

  • Analysis of community assets, facilities, and shared infrastructure.
  • Identification of common areas, exclusive-use areas, and shared service zones.
  • Evaluation of operational and maintenance costs associated with each asset category.

Communities require adequate financial reserves to cover future repair, maintenance, and replacement of major assets such as infrastructure systems, building components, recreational facilities, and landscape elements. Reserve fund studies provide a structured financial plan that ensures sufficient funds are available to maintain community assets over time.

Our studies assess the expected lifecycle of key community assets and estimate the future cost of repair and replacement activities. This allows community managers and owners’ associations to establish appropriate reserve contributions and maintain financial stability.

We support each case with detailed, bottom-up cost modeling, providing transparency into all anticipated expenses and ensuring decision-makers have full confidence in the financial viability of the project.

BUILDING
INSPECTION

ENSURING STRUCTURAL
INTEGRITY AND
INFORMED DECISIONS

PMO’s Building Inspection division delivers detailed technical assessments of buildings, whether it’s a brand-new construction or an older structure in use. Our mission is to give real estate developers, owners, and association managers a clear, expert evaluation of a building’s condition and the necessary steps to maintain or restore its integrity. With our inspection services, clients receive a thorough understanding of any defects or issues along with practical recommendations for remedies – empowering them to make informed decisions about repairs, renovations, or replacements.

OUR INSPECTION PROCESS

1. Initial Assessment: We begin by investigating the building’s current condition, looking for signs of deterioration, damage, or non-compliance. This includes reviewing any available documentation (drawings, maintenance records) and understanding the building’s history and usage.

2. Diagnostic Analysis: Next, we diagnose the root causes of any issues observed. Rather than just noting symptoms (like cracks or leaks), we determine why they are occurring. This might involve on-site tests or collecting samples for lab analysis to get to the bottom of structural or material problems.

3. Remedial Planning: We then make an informed judgment on the type and extent of remedial work required. Whether it’s a targeted repair, a major retrofit, or increased monitoring, we outline what needs to be done to address each issue. We also identify the most appropriate methods and materials for these repairs, ensuring durability and compliance with standards.

4. Documentation: Throughout the inspection, we maintain thorough documentation. We take high-resolution photographs of issues, record on-site measurements and test results, and compile notes on each finding. This evidence-based approach means our final report is well-supported and easy to understand, even for stakeholders without technical backgrounds.

5. Reporting & Recommendations: After analysis, we prepare and present the final report to you. In a clear and organized manner, we explain our findings, the severity of each issue, and our recommended interventions. We also provide a list of any additional specialized tests (if needed) to further assess certain conditions. Finally, we advise on next steps and maintenance tips to prevent future problems.

6. Follow-Up Support: If requested, our team can assist in implementing the recommendations. We can help scope the work for contractors, review repair proposals, or even project-manage the remediation phase. Our ultimate goal is to ensure the building is restored to optimal condition and that you, as the client, have peace of mind moving forward

With PMO’s Building Inspection services, you receive not just an inspection, but a partnership in maintaining your property’s value and safety. We speak the language of construction and engineering, but we translate it for our clients – so you fully understand your building’s needs. Whether you’re evaluating a property purchase, preparing a maintenance plan for an owners association, or troubleshooting issues in a new project, our inspections equip you with the knowledge to act decisively.
